White County's, not the City of Helen's — and the county rule has a ceiling the city rule does not. Pricing a Helen property flat through October is the most expensive mistake made here.

The visitor who wants to walk out of a chalet into Oktoberfest books downtown; the one who wants a waterfall trail, a lake and quiet books out here, and will not substitute one for the other. The listing has to be honest about the drive into town and lead on the trail access instead — a property sold as walkable to Main Street when it is not generates exactly the review that costs you the next six bookings.
