Thirty days is the line that separates two different businesses in Georgia, and three separate rules turn on it. Atlanta's short-term rental ordinance defines a short-term rental as lodging for a period not exceeding 30 consecutive days, so a longer furnished let sits outside that certificate regime by the ordinance's own definition. Georgia's local hotel-motel excise tax exempts charges for continuous occupancy after the first 30 days. And the state's $5-a-night hotel-motel fee stops once a stay becomes an "extended stay rental" of 31 or more consecutive days to the same guest — though if that guest checks out and checks back in, the count resets to zero and the fee starts again.
