We checked Town Center at Cobb Mall, at 400 Ernest W Barrett Parkway, against the Census Bureau’s own place boundaries: unincorporated Cobb County. It sits inside the Town Center Area Community Improvement District, described by Cobb County itself as a self-taxing district in unincorporated Cobb, established in 1997 and covering 6.25 square miles.

For a property owner that single fact decides the rulebook: Cobb County’s short-term rental ordinance, not the City of Kennesaw’s.

What the District Actually Is

A big-box, hotel and office corridor at the I-75 and I-575 interchange. The mall anchors it with Macy’s, Belk and JCPenney. Around it sits an unusually dense cluster of hotel brands, most of them extended-stay in character — which is the most useful signal an owner can have, because it means somebody has already proved there is multi-week demand here.

The Repositioning

The mall was bought out of foreclosure by an affiliate of Ardent Cos. for around $51.8 million, reported by the Atlanta Journal-Constitution on 13 July 2026; the Macy’s, JCPenney and former Sears parcels are separately owned, and the old Sears sold on its own for $9 million in March 2025. The Community Improvement District’s Livable Centers Initiative plan is feeding a new 30-year master plan, and South Barrett Reliever Phase III — the district’s largest infrastructure project to date — is projected to cut peak congestion on Barrett Parkway by as much as 22 percent.

Which short-term rental rules apply at Town Center?

This area carries a Kennesaw mailing address but sits in unincorporated Cobb County, not inside the city limits — we checked it against the Census Bureau's own place boundaries rather than trusting the postal address. That distinction decides your rulebook. The City of Kennesaw's short-term rental ordinance, with its $250 certificate, 250-foot buffer and reported 150-licence cap, applies inside the city. Out here it is Cobb County's ordinance instead — effective 1 January 2023, a certificate from the county business licence division, one per dwelling unit, a sworn statement that any homeowners association has been notified, and fines of $500, then $750, then revocation. Confirm your parcel before you apply to the wrong government.

Is the mall going to close?

It changed hands rather than closed. The Atlanta Journal-Constitution reported on 13 July 2026 that an affiliate of the Atlanta firm Ardent Cos. bought Town Center at Cobb Mall out of a foreclosure auction for around $51.8 million, without acquiring the separately owned Macy's, JCPenney or former Sears parcels. The former Sears building sold separately for $9 million in March 2025. The Community Improvement District has a Livable Centers Initiative plan feeding into a new 30-year master plan. For an owner this reads as a district being actively repositioned rather than abandoned.

Why would anyone rent a house next to a row of hotels?

Because the hotels set the price ceiling and lose on anything long. A corridor with that many extended-stay brands is proof the demand is there, and it is demand measured in weeks. Past about a fortnight, a furnished house with a kitchen, laundry and separate bedrooms beats a room at corporate rate on both cost and liveability. We price against the extended-stay rate rather than against a nightly one.

Is the traffic a problem for guests?

It has been, and it is being addressed. South Barrett Reliever Phase III is the Community Improvement District's largest infrastructure project to date and is projected to reduce peak Barrett Parkway congestion by up to 22 percent. Until it finishes, a listing that is honest about access and gives clear directions converts better than one that ignores it.
