Lake Lanier · Buford Dam & Bald Ridge
Buford Dam & Bald Ridge Property Management
The south end of Lanier is defined by the dam itself rather than by a town or a resort. Buford Dam is why the lake exists, and the cold water it releases creates the Chattahoochee tailwater trout fishery immediately below — a year-round fly-fishing draw running through metro Atlanta, and a completely different guest from the pontoon crowd upstream.

Why STR Works Here
What Drives Demand in Buford Dam & Bald Ridge
Buford Dam & Bald Ridge has specific, identifiable demand drivers that generate consistent short-term rental occupancy. Understanding these is the foundation of smart local management.
Buford Dam: The Reason the Lake Exists
Buford Dam impounds the Chattahoochee to create Lake Lanier, and the south end of the lake takes its character from that fact rather than from any town. The Corps of Engineers runs its Lake Lanier Project Management Office at 1050 Buford Dam Road and operates Buford Dam Park as a day-use site. Bald Ridge Marina at 1850 Bald Ridge Marina Road in Cumming is the southernmost marina on the water.
A Different Guest Entirely
Below the dam, the Corps releases cold water drawn from the bottom of the reservoir, and that release creates a tailwater trout fishery that holds rainbow and brown trout right through a Georgia summer. It is a nationally known fishery running through the edge of metro Atlanta, reached from points like the Lower Pool West ramp and Bowmans Island. The visitor it brings is a fly angler, not a pontoon family, and they come in months when the lake itself is quiet.
This is also the closest shoreline to Atlanta, which shapes booking behaviour: more short-notice weekends, fewer planned weeks.
One Warning That Belongs in the Listing
The Corps generates on an unpredictable daily schedule and the river below the dam can rise three to four feet in under an hour. Any guest who intends to wade needs to be told that before they arrive, not after. We put it in the house manual and the pre-arrival message.
The Rules
The shoreline here is Forsyth County, whose ordinance is reported to confine short-term rentals to agricultural and agricultural-residential zoning with a conditional use permit — considerably stricter than Hall County across the lake. We were not able to read that ordinance directly and say so rather than pretending otherwise; it is the first thing we settle on a specific parcel.
On docks, the Corps is explicit: permits run with ownership and not occupancy, a tenant cannot hold one, moorage cannot be sublet, and a permit becomes void on sale or transfer. With the lakewide cap set at 10,615 permits, the dock comes with the house or it does not come at all.
How We Manage It
We price two seasons rather than one — the summer lake calendar and the winter and spring trout calendar — and we settle the zoning and dock position before a property is listed. Where a house cannot be let nightly under Forsyth’s rule, a furnished monthly product still works well this close to Atlanta.

Common Questions
Buford Dam & Bald Ridge STR Management — FAQs
Can I add a dock to a property near the dam?
This is the question owners get wrong most often, and the Corps of Engineers answers it plainly in its own Shoreline Management Plan. A dock permit runs with ownership, not occupancy: “Permits are not issued for speculative purposes, enhancement of private property or to persons renting private property. The permittee must be the primary user and owner of facilities permitted.” A tenant cannot hold one. Separately, “permittees may not rent out moorage space on private docks” — you cannot sublet the slip as a business. And “permits are non-transferable. They become null and void upon sale or transfer,” so a buyer applies afresh through the Corps rather than inheriting the seller's. None of that stops you renting out a house that already has a permitted dock. It does mean the dock is not a thing you can bolt on later: the Corps set a lakewide cap of 10,615 private dock permits and stated that once reached no new requests would be accepted. Buy the dock with the house or plan without one.
Which county rules apply here?
Forsyth County's on this shoreline, and they are reported to be the tightest on the lake. Local reporting from 2021 describes Forsyth's Ordinance No. 129 — adopted May 2021, amended that July — as restricting short-term rentals to agricultural and agricultural-residential zoning and requiring a conditional use permit as well as a county licence. We could not read Forsyth's ordinance text ourselves: the county's own document links are dead and its code portal blocks automated access. We report that honestly rather than dressing up secondhand detail, and we confirm the position for the specific parcel with the county before listing anything.
Is the trout fishing genuinely year-round?
Yes, and that is the unusual part. Because the Corps releases cold water drawn from the bottom of the lake, the Chattahoochee below Buford Dam holds rainbow and brown trout through the summer when most Georgia water is too warm for them. For a property here that means a fishing season that runs when the boating season does not, which is the closest thing this end of the lake has to a second calendar.
Anything guests should be warned about?
One thing, and it belongs in your listing rather than in the small print. The Corps generates power on an unpredictable daily schedule, and the river below the dam can rise three to four feet in under an hour when it does. Anyone wading needs to know that before they get in. We put it in the house manual and the pre-arrival message, because a guest who is caught out by it is both a safety problem and a review problem.
