In Marriott's own description, Homes & Villas by Marriott Bonvoy is "a global home rental offering launched in 2019 by Marriott Bonvoy with a vision to bring Marriott's 90+ years of hospitality expertise to the home rental market." It is not a general marketplace competing with Airbnb on breadth. Marriott states that it has "a focus only on the premium and luxury tier of rental homes" and that it "works with select property management companies to ensure that every home listed can be serviced at a standard expected of Marriott Bonvoy."

Marriott describes the model in two parts. First, a highly curated offering: "We only work with property management companies offering premium and luxury private home inventory and each home is evaluated – either in person or digitally – before being listed on our site." Your house does not simply appear because a manager uploaded it; Marriott looks at it. Second, professionally managed homes only: every listed property is "professionally managed by one of our trusted property managers, who provide guests a professionally cleaned home with 24/7 local support team for assistance while staying at the booked home or villa, high-speed Wi-Fi, premium linens and amenities, and family friendly conveniences upon request."
