The house is usually fine. The listing was simply never finished.
The marketplace is structured differently. Vrbo is built around whole properties — if you are renting a private room or a shared space, this is not your channel. The guest skews toward families, multi-generational groups and travellers booking a specific trip rather than browsing for a city break, and they tend to book further ahead and stay longer. That single behavioural difference changes almost every decision downstream: how far out your calendar needs to be priced, where your minimum stays sit, which amenities belong at the top of the listing, and how quickly an unanswered enquiry costs you the booking.
What Vrbo actually costs you — and what Airbnb costs you now
Vrbo publishes its numbers, so we will too. Expedia Group states plainly that "there is no up-front cost associated with listing your property on Vrbo," and that booking fees consist of a 3% payment processing fee and a 5% commission fee. That is roughly 8% of the booking taken by the platform, and there is no annual subscription in that model. Owners occasionally remember an older Vrbo world of paid annual listings and assume there is still a joining fee. A private house wins against that by being the thing the park is not — one roof, a proper kitchen, privacy and comfort — and it has to say so in beds, bathrooms and trailer parking rather than in atmosphere. The honest counterpoint is that a one-bedroom cottage here has a thin market on this channel. The demand is group-shaped, and we would rather say that at the walk-through than after a quiet season.
