The two are neither the same place nor under the same rules, and for a landlord the difference decides which short-term rental ordinance applies, which schools the property is zoned to, and which code enforcement office takes a complaint. Some edge lots are reported to fall outside the city line with a Mableton mailing address, so we check the parcel record rather than the community name.
What Actually Lets It
Amenity and scale. Three pools, eight tennis courts, a fitness centre, a clubhouse and a playground for roughly $969 a year in dues is a package a standalone rental cannot match, and it pulls summer family demand on its own. The Silver Comet Trail’s Mavell Road trailhead sits off Cooper Lake Road beside Nickajack Elementary, with paved parking, restrooms and water — a real draw for cyclists who need somewhere to base a multi-day ride. And the Cumberland and Battery employment cluster is a short drive, which is where the executive relocation demand comes from.

In a single-developer community of this size the association’s minimum lease term and tenant-approval process bind more tightly than anything the city requires, and finding that out after a tenant has signed is an expensive way to learn it. After that: a twelve-month lease as the base case, a furnished executive placement where the house genuinely suits one, and — if a short-term certificate is ever in play — the 180-day cap on non-owner-occupied letting built into the calendar from day one.

Do Smyrna's short-term rental rules apply here?
Yes, and the terms turn on whether you live there. Smyrna's ordinance, Chapter 22, Article XI, was approved unanimously by council on 17 May 2022. It requires a short-term rental licence and an occupational tax certificate, a code-compliance verification form, proof of ownership, a designated short-term rental agent, and a background check on the operator by Smyrna Police. Only one short-term rental unit is allowed per property, and a property already under an active long-term lease cannot run one alongside it. The decisive line is the day cap: a non-owner-occupied property is limited to 180 rental days a calendar year, while an owner-occupied one — proven by homestead exemption or sworn affidavit — has no cap at all. Stays longer than 30 days do not count toward the 180, which is why the furnished mid-term product matters so much here. Occupancy is capped at two people per bedroom plus three, and hard-surface on-property parking is required.
Is Vinings Estates in Vinings?
No, and it is a genuine trap. Vinings is a separate unincorporated community in Cobb County east of the city, with no government of its own — Cobb County rules govern it directly.
