Why Atlanta — and what it means for your property

Atlanta's short-term rental market rewards owners who get the details right. ATLStay is the local management company built to make your home perform at the top of the market — with transparent pricing, genuine neighborhood expertise, and the hands-on care that national platforms simply can't match.

Atlanta sits in Fulton County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

How long-term rental management works in Atlanta

What Full-Service Management Actually Covers

Most owners reach us after managing a rental themselves for a while. It usually works fine — right up until a water heater fails on a Friday night, or a tenant goes quiet on the 8th of the month, or a renewal slips past and a below-market rent rolls forward for another year. The real cost of self-managing is rarely the money. It is the attention.

Full-service means we own the entire lifecycle. We assess what the property needs to lease well, photograph and market it, screen applicants against a written standard, prepare and execute a Georgia-compliant lease, complete a documented move-in inspection, collect the rent, handle maintenance, inspect on a schedule, account for every dollar, and negotiate the renewal before the lease runs out. When something goes wrong, we fix it and then tell you exactly what happened.

Screening Is the Decision That Sets Up the Next Two Years

Nearly every bad landlord story starts with a rushed approval. A vacant month feels expensive, so the first applicant with a pulse gets the keys. Twelve months later that decision has cost several times what the vacancy would have.

We screen every adult applicant the same way, every time: verified income measured against a written threshold, full credit review, rental history with prior landlords contacted directly rather than by emailed form, employment verification, and public-record review for prior evictions. The standard is written down before the property is ever listed. That matters for quality, and it matters for Fair Housing — criteria that shift depending on who is asking are exactly how owners end up in a complaint.

What long-term rental management looks like in Atlanta specifically

The Fulton County Marshal's Department publishes the single most under-appreciated fact in Atlanta landlording: the landlord supplies the labor. Its eviction guidance has the landlord either hire an eviction company or arrange another source of labor, and states that five or more able-bodied people are usually required to perfect an eviction efficiently. A deputy marshal calls to schedule the date, writs are handled in the order received, the eviction deputies make the initial entry — you cannot go in first — and the job ends with a walk-through confirming the tenant's property is actually out. Service costs are published too: $35 for a proceeding against a tenant holding over, $25 for a writ of possession, no personal checks, and exact cash if you pay in person.

Filing is electronic, not optional. Fulton's Magistrate Court requires parties to e-file into the court's case management system; there are free public terminals at the clerk's office in Suite TG-100 of the Justice Center Tower, and a fee if you file anywhere else. The tenant has seven days from service to answer and an eviction may be requested on the eighth day — but once a writ issues, the eviction has to be requested within 30 days or a fresh dispossessory affidavit is required. Owners lose whole months to that clock.

One structural point for anyone holding property in an LLC. Fulton offers a Rule 31 designation of agent, but Uniform Magistrate Court Rule 31 requires a bona fide officer or full-time employee of the entity that is a party to the action, sworn under penalty of perjury. Whether a third-party manager's staff satisfy that for an owner's LLC is a genuine question, and one worth putting to a Georgia attorney before a hearing date rather than at one.

Atlanta questions

Owning and renting in Atlanta

Do I need a special license to rent my Atlanta home on Airbnb?

Yes. The City of Atlanta requires a Short-Term Rental License (STRL) issued through atl311.com, currently $150 per year. You may hold a maximum of two STRLs, and at least one property must be your primary residence. Your license number must appear on your listing. If your home is in unincorporated DeKalb County, a separate DeKalb STR license ($175/year) is required as of May 2026. ATLStay walks every new client through the compliance process.

How much can I earn renting my Atlanta home short-term?

Earnings vary considerably by neighborhood, bedroom count, season, and listing quality. Atlanta hosts a full calendar of high-demand events — SEC Championship, Peach Bowl, Atlanta United and Braves seasons, major conventions at the Georgia World Congress Center — that push nightly rates well above daily averages. The best way to know your specific property's potential is to request a free custom projection from our team.

How does ATLStay handle pricing for big Atlanta events?

Event-driven pricing is one of the most important levers in the Atlanta market. We track the full Atlanta event calendar — sporting events, conventions, concerts at State Farm Arena and Ameris Bank Amphitheatre, the Atlanta Film Festival, and more — and adjust nightly rates proactively. Owners who rely on platform default pricing routinely leave significant revenue on the table during peak weekends.

Can I still use my home if I hire ATLStay to manage it?

Absolutely. You retain full control of your calendar. Simply block the dates you want to use your home, and we manage around them. There are no required minimum availability windows.

Does ATLStay serve neighborhoods outside the city of Atlanta?

Yes. We serve properties throughout metro Atlanta, including Decatur and other unincorporated DeKalb County addresses. We're actively adding more neighborhoods — contact us if you're in an area not listed and we'll let you know our current availability.
