Tenant Placement in Atlanta, GA
Some owners genuinely want to manage their own rental — they just do not want to find the tenant. Tenant placement is a one-time, leasing-only service: we market the property, run the showings, screen every applicant against a written standard, execute a Georgia-compliant lease, and hand you a fully documented move-in. Then we step back.

Why Atlanta — and what it means for your property
Atlanta's short-term rental market rewards owners who get the details right. ATLStay is the local management company built to make your home perform at the top of the market — with transparent pricing, genuine neighborhood expertise, and the hands-on care that national platforms simply can't match.
Atlanta sits in Fulton County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

How tenant placement works in Atlanta
Leasing-Only, For Owners Who Want to Stay Hands-On
Not every owner needs full management. If you live fifteen minutes away, already have a plumber and an HVAC guy you trust, and do not mind fielding a maintenance call, the ongoing management fee may not be buying you much.
What most self-managing owners are genuinely bad at is the front end. Pricing a vacancy correctly. Reaching the full renter pool instead of just whoever sees a Facebook post. Running showings without giving up every evening. And screening rigorously enough that the person you approve is still paying on time in month fourteen.
How the Placement Works
We start with the rent number, because everything downstream depends on it. We pull genuine comparables — leased, not just listed — and give you an asking rent with the evidence attached. If your expectation and the market disagree, you will hear that on day one rather than discover it after six weeks of silence.
Then the rent-ready conversation. We walk the property and give you a short punch list separated into what will move the rent, what will move the speed, and what is not worth doing. Paint and floors usually matter. A brand-new kitchen usually does not, at least not proportionally.
What tenant placement looks like in Atlanta specifically
Before anything else, establish the county. Georgia's dispossessory statute sends the case to a magistrate in the district where the land lies, and Fulton's own landlord guidance makes "the property is located in Fulton County" a precondition of filing there. An Atlanta mailing address does not by itself establish which county the parcel sits in — and the Fulton Marshal's Department states it will not refund its fee if the address turns out to be outside Fulton. That is a placement-stage question, not an eviction-stage one, and we settle it when the lease is drafted.
The screening standard matters more in Atlanta than almost anywhere in the metro because the applicant pool is so deep and so varied. A written standard, applied identically — verified income against a set threshold, credit, prior landlords telephoned rather than emailed, employment confirmed, public-record review — is simultaneously better filtering and the correct Fair Housing posture when a hundred people can see a listing in a day.
And the channel is worth paying for. A large share of renters moving into Atlanta for work arrive with an agent attached, because a relocation package pays for one or because it costs them nothing. Those agents search the MLS. A property that lives only on the consumer portals never reaches that pipeline at all, which in a city with this much inbound corporate hiring is a meaningful slice of the households that would have paid your asking rent without negotiating.

Atlanta questions
Owning and renting in Atlanta
Do I need a special license to rent my Atlanta home on Airbnb?
Yes. The City of Atlanta requires a Short-Term Rental License (STRL) issued through atl311.com, currently $150 per year. You may hold a maximum of two STRLs, and at least one property must be your primary residence. Your license number must appear on your listing. If your home is in unincorporated DeKalb County, a separate DeKalb STR license ($175/year) is required as of May 2026. ATLStay walks every new client through the compliance process.
How much can I earn renting my Atlanta home short-term?
Earnings vary considerably by neighborhood, bedroom count, season, and listing quality. Atlanta hosts a full calendar of high-demand events — SEC Championship, Peach Bowl, Atlanta United and Braves seasons, major conventions at the Georgia World Congress Center — that push nightly rates well above daily averages. The best way to know your specific property's potential is to request a free custom projection from our team.
How does ATLStay handle pricing for big Atlanta events?
Event-driven pricing is one of the most important levers in the Atlanta market. We track the full Atlanta event calendar — sporting events, conventions, concerts at State Farm Arena and Ameris Bank Amphitheatre, the Atlanta Film Festival, and more — and adjust nightly rates proactively. Owners who rely on platform default pricing routinely leave significant revenue on the table during peak weekends.
Can I still use my home if I hire ATLStay to manage it?
Absolutely. You retain full control of your calendar. Simply block the dates you want to use your home, and we manage around them. There are no required minimum availability windows.
Does ATLStay serve neighborhoods outside the city of Atlanta?
Yes. We serve properties throughout metro Atlanta, including Decatur and other unincorporated DeKalb County addresses. We're actively adding more neighborhoods — contact us if you're in an area not listed and we'll let you know our current availability.
