Homes & Villas by Marriott Bonvoy Listing Management in Savannah, GA
Homes & Villas by Marriott Bonvoy does not accept listings from individual homeowners. Marriott says so itself: owners have to go through a property management company. This page explains how the programme actually works, what Marriott guarantees on every home listed, and how to work out whether your Georgia property is in that conversation at all.

Why Savannah — and what it means for your property
Savannah is one of the South's most beloved travel destinations — with demand driven by River Street, historic squares, and the world's largest St. Patrick's Day celebration outside New York City. ATLStay helps you capture every high-value night.
Savannah sits in Chatham County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Savannah
- Event-calibrated pricing for St. Patrick's Day, Savannah Food & Wine Festival, and SCAD events
- Deep local knowledge across the Historic District, Victorian District, and Ardsley Park
- Wedding and elopement guest management — Savannah draws hundreds of destination weddings annually
- Full-service turnovers with vetted local cleaning teams who know historic properties
- Local compliance guidance — Savannah short-term rental rules vary by district
How homes & villas by marriott bonvoy listing management works in Savannah
You cannot list your home on Homes & Villas yourself. That is by design.
If you have gone looking for a "list your home" button on the Homes & Villas by Marriott Bonvoy site, you did not miss it. There isn't one for individual owners. Marriott answers the question directly in its own FAQ: "We would love to consider your home! Individual homeowners will need to sign up with one of our property management companies who understand the standards and requirements of our platform."
That single sentence is why this page exists. Almost every other booking channel in the world is self-serve — you make an account, upload photos, publish, and you are live within an afternoon. Homes & Villas is not. Marriott sells its home rentals as an extension of its hotel brand, which means it will not accept inventory it cannot hold to a service standard. And you cannot hold a home to a service standard through a homeowner who is at work on Tuesday when the air conditioning fails.
What Homes & Villas by Marriott Bonvoy actually is
In Marriott's own description, Homes & Villas by Marriott Bonvoy is "a global home rental offering launched in 2019 by Marriott Bonvoy with a vision to bring Marriott's 90+ years of hospitality expertise to the home rental market." It is not a general marketplace competing with Airbnb on breadth. Marriott states that it has "a focus only on the premium and luxury tier of rental homes" and that it "works with select property management companies to ensure that every home listed can be serviced at a standard expected of Marriott Bonvoy."
Marriott describes the model in two parts. First, a highly curated offering: "We only work with property management companies offering premium and luxury private home inventory and each home is evaluated – either in person or digitally – before being listed on our site." Your house does not simply appear because a manager uploaded it; Marriott looks at it. Second, professionally managed homes only: every listed property is "professionally managed by one of our trusted property managers, who provide guests a professionally cleaned home with 24/7 local support team for assistance while staying at the booked home or villa, high-speed Wi-Fi, premium linens and amenities, and family friendly conveniences upon request."
What homes & villas by marriott bonvoy listing management looks like in Savannah specifically
Savannah is one of the few Georgia cities where a private home can credibly out-position a luxury hotel, and the reason is the housing stock. The historic-district houses are architecturally significant, generously proportioned across three or four floors, and often come with a garden flat or carriage house behind — the kind of property a family or a group chooses over a suite without needing to be persuaded. Supply is the other half of the argument. The city's per-ward limits on non-owner-occupied rentals in the historic districts are fully subscribed, with a waiting list behind them, so the premium end of this market cannot simply expand to meet demand the way a suburb's can.
Where premium ambitions usually come unstuck here is the building rather than the design. Historic fabric is demanding — old systems, tight rear access, restricted parking, humidity, and a maintenance list that punishes anyone working reactively — and a premium guest is the least tolerant audience there is for the small broken thing nobody got around to. Running a Savannah house at this level is a proactive maintenance discipline first and a decorating question second, and that is what we build toward. One line we will not blur: ATLStay is not an approved, select or partnered manager for Homes & Villas, and we make no claim to be able to place a home there.

Savannah questions
Owning and renting in Savannah
When is Savannah's peak vacation rental season?
Savannah has an unusually long peak season. Spring (March–May) is the strongest stretch, anchored by St. Patrick's Day weekend — arguably the single most lucrative STR event in Georgia. Fall (September–November) is nearly as strong: pleasant weather, SCAD events, the Savannah Food & Wine Festival, and the Savannah Book Festival drive consistent demand. Summer is warm but still active; winter softens somewhat but never fully stops, thanks to holiday tours, ghost tours, and year-round leisure travelers.
How much does St. Patrick's Day weekend affect nightly rates?
St. Patrick's Day weekend in Savannah is one of the most dramatic demand spikes of any event in the Southeast. Nightly rates for well-positioned properties in and around the Historic District can reach multiples of a typical spring weekend rate. Properties that miss this window — through under-pricing, late listing optimization, or minimum-night mismanagement — leave their largest potential revenue event on the table. We prepare for it months in advance.
Do I need a permit to operate a short-term rental in Savannah?
Yes. The City of Savannah requires a Business Tax Certificate and, in most cases, a Special Use Permit for short-term rentals in residential zones. Chatham County has its own requirements for properties in unincorporated areas. Regulations have evolved in recent years, and the rules differ by zoning district and property type. ATLStay keeps current on local requirements and walks every client through the licensing process at no extra charge. See our /resources/ section for an overview of Georgia STR regulations.
What types of properties perform best in Savannah?
Historic row houses and carriage houses in the Landmark Historic District consistently attract premium guests who are specifically seeking the Savannah experience. Garden-level garden apartments with private courtyards perform especially well for couples and honeymoon travelers. Properties within walking distance of River Street and Forsyth Park command strong premiums. That said, the Victorian District and Ardsley Park attract guests who want the charm without the downtown congestion — and often at better acquisition prices for investors.
What is ATLStay's management fee?
Our all-in management rate is 10–15% of booking revenue. That covers listing creation and optimization, professional photography coordination, dynamic pricing, 24/7 guest communication, cleaning oversight, maintenance coordination, and detailed owner reporting. No setup fees, no per-booking charges.
Can I still use my Savannah property if I hire ATLStay?
Absolutely. You retain full calendar control. Block any dates you want to use your property — whether for personal stays, family visits, or the SCAD art show you want to attend — and we manage around them with no penalties.
