Savannah, GA

Why Savannah — and what it means for your property

Savannah is one of the South's most beloved travel destinations — with demand driven by River Street, historic squares, and the world's largest St. Patrick's Day celebration outside New York City. ATLStay helps you capture every high-value night.

Savannah sits in Chatham County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Savannah

  • Event-calibrated pricing for St. Patrick's Day, Savannah Food & Wine Festival, and SCAD events
  • Deep local knowledge across the Historic District, Victorian District, and Ardsley Park
  • Wedding and elopement guest management — Savannah draws hundreds of destination weddings annually
  • Full-service turnovers with vetted local cleaning teams who know historic properties
  • Local compliance guidance — Savannah short-term rental rules vary by district

How vrbo property management works in Savannah

Vrbo is not a second Airbnb listing. Treat it like one and it underperforms.

The most common mistake we see on Georgia properties is a Vrbo listing that was copy-pasted from Airbnb, published, and never touched again. It gets a trickle of bookings, the owner concludes "Vrbo does not work for my house", and a genuinely profitable channel gets written off on the strength of a listing nobody actually built. We take over homes in exactly this state most months — the same photos in the same order, an Airbnb-length description truncated halfway through, half the amenity fields left blank, a minimum stay that was set once and never revisited, and a calendar priced flat from January to December. The house is usually fine. The listing was simply never finished.

The marketplace is structured differently. Vrbo is built around whole properties — if you are renting a private room or a shared space, this is not your channel. The guest skews toward families, multi-generational groups and travellers booking a specific trip rather than browsing for a city break, and they tend to book further ahead and stay longer. That single behavioural difference changes almost every decision downstream: how far out your calendar needs to be priced, where your minimum stays sit, which amenities belong at the top of the listing, and how quickly an unanswered enquiry costs you the booking.

What Vrbo actually costs you — and what Airbnb costs you now

Vrbo publishes its numbers, so we will too. Expedia Group states plainly that "there is no up-front cost associated with listing your property on Vrbo," and that booking fees consist of a 3% payment processing fee and a 5% commission fee. That is roughly 8% of the booking taken by the platform, and there is no annual subscription in that model. Owners occasionally remember an older Vrbo world of paid annual listings and assume there is still a joining fee. There is not — and you should not pay anybody a setup charge simply to put you on a platform that costs nothing to join.

Airbnb is moving in the other direction, and owners should understand this before they compare the two. Airbnb has historically run a split fee, where "most hosts pay a 3% service fee" and the guest pays a separate service fee on top. It is now migrating hosts onto a single fee, where — in Airbnb's own words — "the entire fee is deducted from the host's payout" and "most hosts pay 15.5%". Critically for anyone considering professional management, Airbnb states the single-fee structure is mandatory for certain hosts, including hosts who use property management software. A professionally managed listing runs through that software by definition.

What vrbo property management looks like in Savannah specifically

Savannah's whole-home inventory is genuinely finite, and the reason is on the city's own books. Non-owner-occupied short-term vacation rentals in the Downtown and Victorian historic districts are capped at 20% of residential parcels per ward, and the city currently shows every ward in both districts at that cap, with a waiting list for openings. So the historic-district house you are weighing is not one of an unlimited supply — it is one of a fixed set, and the certificate is a large part of what it is worth.

That finite set is mostly the wrong shape for a couple's weekend and exactly the right shape for a group. Savannah's historic homes run tall and narrow over three or four floors, often with a garden-level flat and a carriage house behind, and they sleep eight or ten across separate levels. The travelers who need that are bridal parties, multi-generational families doing the squares and River Street together, and reunions built around one house rather than four hotel rooms. They book months out for a specific weekend, they stay longer than a city-break guest, and they want the layout explained before they want the atmosphere described. A listing that shows which floor each bedroom is on, how many bathrooms are actually en suite, and where to park a rented SUV in a historic district wins that booking against a prettier listing that leaves it vague.

Savannah questions

Owning and renting in Savannah

When is Savannah's peak vacation rental season?

Savannah has an unusually long peak season. Spring (March–May) is the strongest stretch, anchored by St. Patrick's Day weekend — arguably the single most lucrative STR event in Georgia. Fall (September–November) is nearly as strong: pleasant weather, SCAD events, the Savannah Food & Wine Festival, and the Savannah Book Festival drive consistent demand. Summer is warm but still active; winter softens somewhat but never fully stops, thanks to holiday tours, ghost tours, and year-round leisure travelers.

How much does St. Patrick's Day weekend affect nightly rates?

St. Patrick's Day weekend in Savannah is one of the most dramatic demand spikes of any event in the Southeast. Nightly rates for well-positioned properties in and around the Historic District can reach multiples of a typical spring weekend rate. Properties that miss this window — through under-pricing, late listing optimization, or minimum-night mismanagement — leave their largest potential revenue event on the table. We prepare for it months in advance.

Do I need a permit to operate a short-term rental in Savannah?

Yes. The City of Savannah requires a Business Tax Certificate and, in most cases, a Special Use Permit for short-term rentals in residential zones. Chatham County has its own requirements for properties in unincorporated areas. Regulations have evolved in recent years, and the rules differ by zoning district and property type. ATLStay keeps current on local requirements and walks every client through the licensing process at no extra charge. See our /resources/ section for an overview of Georgia STR regulations.

What types of properties perform best in Savannah?

Historic row houses and carriage houses in the Landmark Historic District consistently attract premium guests who are specifically seeking the Savannah experience. Garden-level garden apartments with private courtyards perform especially well for couples and honeymoon travelers. Properties within walking distance of River Street and Forsyth Park command strong premiums. That said, the Victorian District and Ardsley Park attract guests who want the charm without the downtown congestion — and often at better acquisition prices for investors.

What is ATLStay's management fee?

Our all-in management rate is 10–15% of booking revenue. That covers listing creation and optimization, professional photography coordination, dynamic pricing, 24/7 guest communication, cleaning oversight, maintenance coordination, and detailed owner reporting. No setup fees, no per-booking charges.

Can I still use my Savannah property if I hire ATLStay?

Absolutely. You retain full calendar control. Block any dates you want to use your property — whether for personal stays, family visits, or the SCAD art show you want to attend — and we manage around them with no penalties.
