Vrbo Property Management in Buford, GA
Vrbo is a different marketplace from Airbnb, with a different guest, a different fee structure and a different set of things that make a listing win. ATLStay runs Vrbo listings end to end for owners across Atlanta, the North Georgia mountains, the lakes and the coast — and tells you exactly what it costs before you sign anything.

Buford, GA
Why Buford — and what it means for your property
Buford holds a rare hand for a suburban Atlanta city: the Mall of Georgia (one of the Southeast's largest malls), Lake Lanier access minutes to the north, and Coolray Field nearby. That combination of retail destination, water recreation, and sports venues creates a demand mix that few Gwinnett markets can match.
Buford sits in Gwinnett County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Buford
- Mall of Georgia — one of the Southeast's largest retail destinations — draws year-round visitors and anchors a major retail and dining corridor
- Lake Lanier access positions Buford properties for strong spring and summer water-recreation demand
- Coolray Field (Gwinnett Stripers) is one of the Southeast's top minor league baseball venues
- I-985 / I-85 interchange makes Buford a natural hub for northeast Georgia and Gainesville-area visitors
- City of Buford and Gwinnett County STR compliance support included
How vrbo property management works in Buford
Vrbo is not a second Airbnb listing. Treat it like one and it underperforms.
The most common mistake we see on Georgia properties is a Vrbo listing that was copy-pasted from Airbnb, published, and never touched again. It gets a trickle of bookings, the owner concludes "Vrbo does not work for my house", and a genuinely profitable channel gets written off on the strength of a listing nobody actually built. We take over homes in exactly this state most months — the same photos in the same order, an Airbnb-length description truncated halfway through, half the amenity fields left blank, a minimum stay that was set once and never revisited, and a calendar priced flat from January to December. The house is usually fine. The listing was simply never finished.
The marketplace is structured differently. Vrbo is built around whole properties — if you are renting a private room or a shared space, this is not your channel. The guest skews toward families, multi-generational groups and travellers booking a specific trip rather than browsing for a city break, and they tend to book further ahead and stay longer. That single behavioural difference changes almost every decision downstream: how far out your calendar needs to be priced, where your minimum stays sit, which amenities belong at the top of the listing, and how quickly an unanswered enquiry costs you the booking.
What Vrbo actually costs you — and what Airbnb costs you now
Vrbo publishes its numbers, so we will too. Expedia Group states plainly that "there is no up-front cost associated with listing your property on Vrbo," and that booking fees consist of a 3% payment processing fee and a 5% commission fee. That is roughly 8% of the booking taken by the platform, and there is no annual subscription in that model. Owners occasionally remember an older Vrbo world of paid annual listings and assume there is still a joining fee. There is not — and you should not pay anybody a setup charge simply to put you on a platform that costs nothing to join.
Airbnb is moving in the other direction, and owners should understand this before they compare the two. Airbnb has historically run a split fee, where "most hosts pay a 3% service fee" and the guest pays a separate service fee on top. It is now migrating hosts onto a single fee, where — in Airbnb's own words — "the entire fee is deducted from the host's payout" and "most hosts pay 15.5%". Critically for anyone considering professional management, Airbnb states the single-fee structure is mandatory for certain hosts, including hosts who use property management software. A professionally managed listing runs through that software by definition.
What vrbo property management looks like in Buford specifically
Buford's whole-home guest is usually not booking Buford. They are booking the lake, and taking a house here because it costs less than the water. That is a perfectly good position to occupy provided the listing is built for it. The resort complex on Lanier Islands sits inside the city and sets the comparison directly — a water park, a marina, cabins, RV sites and a winter lights event — so a family choosing a private home is choosing space, a kitchen and privacy over a room with a wristband.
The stock supports that trade well: newer four- and five-bedroom houses with garages, level driveways and fenced yards, which are easy for a group, easy to park at and easy to turn over. What the listing has to supply is the arithmetic — minutes to the boat ramp, to the water park gate and to the interstate, how many people genuinely sleep in the house, and whether a boat trailer fits. Season matters more here than owners expect: the Corps of Engineers describes Lanier's peak recreation season as May to September, with visitation picking up as early as March and concentrated at weekends. A calendar priced flat across the year is leaving the best weekends underpriced and the quiet midweeks unsold.

Buford questions
Owning and renting in Buford
Does Buford require a permit for short-term rentals?
Short-term rentals in Buford are subject to City of Buford and Gwinnett County regulations. Requirements can include registration, safety inspections, and zoning compliance. Local rules are distinct from Atlanta's and may change. ATLStay tracks Buford and Gwinnett STR requirements for all our clients. For a broader overview, visit /resources/atlanta-short-term-rental-regulations/.
What drives short-term rental demand in Buford?
Buford has three distinct demand drivers operating in parallel. Mall of Georgia is a regional shopping destination that draws tourists, deal-seekers, and day-trippers from across northeast Georgia who prefer a private home to a hotel. Lake Lanier sits just minutes north, generating strong spring and summer water-recreation demand from Atlanta families wanting a proper lake-adjacent base. Coolray Field brings baseball fans and families during the Gwinnett Stripers season. Each segment operates on its own calendar, which means Buford's peak periods are spread across more of the year than single-driver markets.
How close is Buford to Lake Lanier, and does it help STR bookings?
Buford sits on the southern edge of Lake Lanier's footprint — the lake's Buford Dam and several public access points are within a few miles of downtown. For spring and summer guests, the ability to base in a comfortable Buford home with quick lake access is a genuine draw. Families planning a lake weekend often prefer the space and amenity of a residential property over the limited hotel supply near the lake itself.
What is Coolray Field and how does it affect Buford STRs?
Coolray Field is the home of the Gwinnett Stripers, the Triple-A affiliate of the Atlanta Braves. Located on Buford Drive near the I-985 interchange, it hosts a full minor-league baseball season with multiple home stands from April through September. Game nights — especially weekends and promotional events — drive localized accommodation demand. Baseball families in particular often prefer the space of a private home rental to hotel stays.
What is ATLStay's fee for Buford properties?
Our management rate is 10–15% of booking revenue with no hidden fees. We cover listing optimization, photography coordination, dynamic pricing across Buford's multi-driver demand calendar, 24/7 guest communication, cleaning management, and monthly owner reporting.
