Lake Oconee, GA

Why Lake Oconee — and what it means for your property

Lake Oconee is not a standard Georgia lake market. The Reynolds Lake Oconee development — anchored by a Forbes-rated Ritz-Carlton resort and multiple championship golf courses — has positioned the lake as a destination for affluent travelers, corporate retreats, and golf-focused visitors who expect premium private home alternatives to resort accommodation.

Lake Oconee sits in Greene County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Lake Oconee

  • Ritz-Carlton Reynolds Lake Oconee overflow — premium guests seeking private home alternatives
  • Championship golf positioning — Reynolds, Great Waters, National, and Oconee courses
  • Corporate retreat and executive event demand from Atlanta's business community
  • Year-round lakefront demand driven by 374-mile shoreline and clear water quality
  • Greene and surrounding county STR compliance guidance included

How vrbo property management works in Lake Oconee

Vrbo is not a second Airbnb listing. Treat it like one and it underperforms.

The most common mistake we see on Georgia properties is a Vrbo listing that was copy-pasted from Airbnb, published, and never touched again. It gets a trickle of bookings, the owner concludes "Vrbo does not work for my house", and a genuinely profitable channel gets written off on the strength of a listing nobody actually built. We take over homes in exactly this state most months — the same photos in the same order, an Airbnb-length description truncated halfway through, half the amenity fields left blank, a minimum stay that was set once and never revisited, and a calendar priced flat from January to December. The house is usually fine. The listing was simply never finished.

The marketplace is structured differently. Vrbo is built around whole properties — if you are renting a private room or a shared space, this is not your channel. The guest skews toward families, multi-generational groups and travellers booking a specific trip rather than browsing for a city break, and they tend to book further ahead and stay longer. That single behavioural difference changes almost every decision downstream: how far out your calendar needs to be priced, where your minimum stays sit, which amenities belong at the top of the listing, and how quickly an unanswered enquiry costs you the booking.

What Vrbo actually costs you — and what Airbnb costs you now

Vrbo publishes its numbers, so we will too. Expedia Group states plainly that "there is no up-front cost associated with listing your property on Vrbo," and that booking fees consist of a 3% payment processing fee and a 5% commission fee. That is roughly 8% of the booking taken by the platform, and there is no annual subscription in that model. Owners occasionally remember an older Vrbo world of paid annual listings and assume there is still a joining fee. There is not — and you should not pay anybody a setup charge simply to put you on a platform that costs nothing to join.

Airbnb is moving in the other direction, and owners should understand this before they compare the two. Airbnb has historically run a split fee, where "most hosts pay a 3% service fee" and the guest pays a separate service fee on top. It is now migrating hosts onto a single fee, where — in Airbnb's own words — "the entire fee is deducted from the host's payout" and "most hosts pay 15.5%". Critically for anyone considering professional management, Airbnb states the single-fee structure is mandatory for certain hosts, including hosts who use property management software. A professionally managed listing runs through that software by definition.

What vrbo property management looks like in Lake Oconee specifically

Lake Oconee is two markets sharing one shoreline, and a whole-home listing has to be clear about which one it is in. Inside Reynolds, the resort's own stay-and-play packages give guests staying in resort accommodation unlimited golf across The Landing, National, Oconee, Preserve and Great Waters — so the first thing a golf group asks about a private home is what club and course access, if any, comes with it. An honest, specific answer sells the house. A vague one loses the booking, and worse, produces a guest who arrives expecting something the home cannot deliver.

Outside the club gates it is a straightforward family and group market: long shoreline, deep water, boats, and houses booked for a week by people traveling together. Both halves are book-ahead, multi-night, whole-property trips, which is why this channel carries more weight here than it does in a city. The listings that perform state the golf position plainly, describe the dock and the water at the dock rather than implying them, and set out sleeping arrangements in enough detail that four couples can see it works.

Two things separate Oconee from Georgia's federal lakes, and both belong in an honest conversation before a listing is built. The water is Georgia Power's rather than the Corps of Engineers', and Georgia Power requires a permit from every homeowner for any activity on its land, with docks generally capped at 16 by 20 feet — so "private dock" is a claim to verify rather than to assume. And in Greene County a short-term rental has to sit inside a Short-Term Rental Overlay district, a designation that requires the support of owners of at least 60% of the legal parcels in the residential community and runs five years at a time. The set of legally rentable houses on this lake is therefore decided by neighbors as much as by the market, which is worth knowing before you buy one.

Lake Oconee questions

Owning and renting in Lake Oconee

How does Reynolds Lake Oconee affect the vacation rental market?

Reynolds Lake Oconee is one of the premier planned lake communities in the Southeast — a 12,000-acre development with multiple golf courses, a Forbes-rated Ritz-Carlton, and private residential enclaves. The resort and golf facilities generate a constant flow of visitors who either cannot book resort accommodations, prefer the privacy and space of a lakefront home, or are attending events at Reynolds venues. This creates an elevated demand floor that makes Lake Oconee significantly different from other Georgia lake markets.

When is Lake Oconee's peak vacation rental season?

Golf season drives strong spring demand (March–May) and fall demand (September–November), when the courses are at peak condition and tournament events draw visitors. Summer brings the lake's recreational peak — boating, water skiing, and lakefront leisure. Corporate retreat demand, particularly from Atlanta-based companies, is distributed throughout the year. Lake Oconee has one of the longest peak windows of any Georgia leisure market.

What types of properties perform best at Lake Oconee?

Waterfront properties with dock access and golf course proximity command the strongest rates — particularly larger homes (4–6 bedrooms) that can host corporate groups or multi-family lake trips. Properties in or adjacent to Reynolds communities can market to that resort audience directly. The lake's clear water and 374-mile shoreline mean that waterfront positioning matters enormously, and listing quality needs to reflect the premium audience the market attracts.

Are there short-term rental regulations at Lake Oconee?

Lake Oconee spans Greene, Putnam, Morgan, and Hancock counties, and STR requirements differ by county jurisdiction. Certain Reynolds community properties also have homeowner association rules affecting rental operations. ATLStay navigates the applicable regulatory environment for each specific property address. STR rules vary by jurisdiction — see [/resources/atlanta-short-term-rental-regulations/](/resources/atlanta-short-term-rental-regulations/) for Georgia context.

How does Lake Oconee compare to Lake Lanier for STR investors?

Lake Oconee and Lake Lanier serve different audiences. Lake Lanier's strength is proximity to Atlanta and mass recreational appeal. Lake Oconee's strength is the Reynolds development, the Ritz-Carlton, and the associated premium demographic — a more affluent, golf-focused guest base that consistently pays higher nightly rates for the right property. Acquisition costs are higher at Oconee, but so is the revenue ceiling for well-positioned properties.

What is ATLStay's management fee at Lake Oconee?

Our all-in management rate is 10–15% of booking revenue. That covers listing optimization, dynamic pricing, golf-season event pricing, guest communication, cleaning coordination, and owner reporting — no setup fees.
