Dillard, GA
Why Dillard — and what it means for your property
Dillard occupies Rabun County's northern valley below the North Carolina border — a small mountain community anchored by the legendary Dillard House restaurant and inn, surrounded by the Southern Appalachians at some of their most scenic. ATLStay manages your Dillard cabin with full local expertise.
Dillard sits in Rabun County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.
What stands out about Dillard

- Border access to North Carolina's Highlands-Cashiers Plateau adds cross-state appeal to listings
- Proximity to Clayton and the Rabun County waterfall circuit extends the outdoor recreation draw
- Rabun County STR compliance guidance included with every management engagement
How vrbo property management works in Dillard
Vrbo is not a second Airbnb listing. Treat it like one and it underperforms.
The most common mistake we see on Georgia properties is a Vrbo listing that was copy-pasted from Airbnb, published, and never touched again. It gets a trickle of bookings, the owner concludes "Vrbo does not work for my house", and a genuinely profitable channel gets written off on the strength of a listing nobody actually built. We take over homes in exactly this state most months — the same photos in the same order, an Airbnb-length description truncated halfway through, half the amenity fields left blank, a minimum stay that was set once and never revisited, and a calendar priced flat from January to December. The house is usually fine. The listing was simply never finished.
The marketplace is structured differently. Vrbo is built around whole properties — if you are renting a private room or a shared space, this is not your channel. The guest skews toward families, multi-generational groups and travellers booking a specific trip rather than browsing for a city break, and they tend to book further ahead and stay longer. That single behavioural difference changes almost every decision downstream: how far out your calendar needs to be priced, where your minimum stays sit, which amenities belong at the top of the listing, and how quickly an unanswered enquiry costs you the booking.
What Vrbo actually costs you — and what Airbnb costs you now
Vrbo publishes its numbers, so we will too. Expedia Group states plainly that "there is no up-front cost associated with listing your property on Vrbo," and that booking fees consist of a 3% payment processing fee and a 5% commission fee. That is roughly 8% of the booking taken by the platform, and there is no annual subscription in that model. Owners occasionally remember an older Vrbo world of paid annual listings and assume there is still a joining fee. There is not — and you should not pay anybody a setup charge simply to put you on a platform that costs nothing to join.
Airbnb is moving in the other direction, and owners should understand this before they compare the two. Airbnb has historically run a split fee, where "most hosts pay a 3% service fee" and the guest pays a separate service fee on top. It is now migrating hosts onto a single fee, where — in Airbnb's own words — "the entire fee is deducted from the host's payout" and "most hosts pay 15.5%". Critically for anyone considering professional management, Airbnb states the single-fee structure is mandatory for certain hosts, including hosts who use property management software. A professionally managed listing runs through that software by definition.
What vrbo property management looks like in Dillard specifically
Dillard is a small valley market and the honest read is that its whole-home demand is passing-through demand converted into staying-put demand. The Dillard House anchors the town with its restaurant, inn and stables, the community runs its own bluegrass and barbecue festival, and the North Georgia Community Players give the valley a seasonal theater calendar. That is enough to bring people. What keeps them for three nights instead of one is a house with room for the whole party.
So the listing that works here is built for a group already coming north — often on to the Highlands-Cashiers plateau over the state line — that would rather take one house together than book rooms separately. They want beds counted honestly, a kitchen that can cook for ten, somewhere to sit outside in the evening, and a clear account of the driveway, because valley properties vary enormously on that and a steep gravel approach in a rented sedan is a review nobody enjoys. Horseback riding at the stables, the festival weekend and the drive to the waterfalls are what to name. A small cabin for two can do fine in Dillard, but it is competing for a much thinner slice of this particular channel.

Dillard questions
Owning and renting in Dillard
What makes Dillard a distinct cabin rental market?
Dillard has a character that's different from the rest of Rabun County. The Dillard House — a family-owned inn and restaurant operating since 1917 — gives the town a destination identity that predates the vacation rental boom. Guests who grew up visiting the Dillard House come back as adults looking for a cabin close to the tradition. The town also sits in a protected mountain valley with a quieter, more pastoral atmosphere than Clayton's busier commercial core. It attracts guests who want genuine mountain solitude without being completely off the grid.
How accessible is North Carolina from Dillard properties?
Dillard sits very close to the Georgia-North Carolina state line, with Highlands and Cashiers — two of western North Carolina's premier mountain resort communities — a short drive away. This proximity expands the marketing reach of Dillard properties: guests planning a trip to the Highlands-Cashiers Plateau sometimes choose to base themselves in Dillard, where prices can be meaningfully lower while access to the NC side remains quick. We incorporate this cross-border positioning into listing strategy where appropriate.
What types of Dillard properties perform best as vacation rentals?
Dillard's market rewards properties with privacy and pastoral character — mountain valley views, creek access, and well-maintained outdoor living space. The Dillard House's historical reputation for family-style Southern cooking means guests who come to this area are often multigenerational family groups. Larger properties with comfortable common areas for family gatherings tend to perform well. Hot tubs and covered outdoor space remain high-priority amenities in any North Georgia mountain market.
When is the strongest season in Dillard?
Fall foliage and the Dillard House's fall season are the clear peak. Summer mountain escapes and the proximity to North Carolina drive strong June-August occupancy. Winter holiday weekends are reliable. Spring wildflower season attracts hikers and naturalists. The Dillard House's operating calendar — known for its famous family-style meals — functions as a secondary demand anchor that supplements seasonal outdoor recreation patterns.
Are there short-term rental regulations in Dillard?
Yes. Dillard operates within Rabun County's STR framework, and both the City of Dillard and unincorporated county parcels have requirements that owners must meet. ATLStay provides guidance specific to each client's property address. See [/resources/atlanta-short-term-rental-regulations/](/resources/atlanta-short-term-rental-regulations/) for broader Georgia STR context.
