Film & Production Housing in Atlanta, GA

Georgia’s production industry creates two separate opportunities for a property owner: housing the crew, and renting the house itself as a location. They are different businesses with different rules, and we are straight with you about which parts we can and cannot do for you.

Why Atlanta — and what it means for your property

Atlanta's short-term rental market rewards owners who get the details right. ATLStay is the local management company built to make your home perform at the top of the market — with transparent pricing, genuine neighborhood expertise, and the hands-on care that national platforms simply can't match.

Atlanta sits in Fulton County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

How film & production housing works in Atlanta

The market, sized honestly

Georgia’s production industry is large and stable. In fiscal year 2026, the Georgia Department of Economic Development reported $2 billion in direct spending across 280 productions — 13 feature films, 77 independent films, 130 television and episodic productions, and 54 commercials. Independent film was up 83 percent year over year.

We are going to resist the word "booming," because it would not be accurate. Georgia’s peak spending years were higher than this, and the honest framing is that the industry has settled into a steady base of roughly $2 billion across a wide spread of productions rather than a single blockbuster cycle. Steady is arguably better for a housing owner than a spike: 280 productions in a year is a lot of separate crews needing beds, and a base of 130 episodic shows produces returning seasons rather than one-off visits.

Where the crews actually sleep

Crew housing follows the stage and the location, not the skyline. A gaffer working out of a Doraville stage at a 6am call is not going to live in Alpharetta.

Assembly Studios in Doraville anchors the northeast corridor, pulling housing demand into Doraville, Chamblee, Brookhaven, Norcross, Peachtree Corners, and Tucker. Trilith Studios in Fayetteville anchors the south metro, drawing from Fayetteville, Peachtree City, Newnan, Fairburn, and Union City. Tyler Perry Studios on the former Fort McPherson site anchors southwest Atlanta and the East Point and College Park corridor.

What film & production housing looks like in Atlanta specifically

Atlanta proper holds two of the state’s biggest stage complexes and they sit on opposite sides of the city. Tyler Perry Studios occupies 330 acres of the former Fort McPherson on the southwest side, with 12 purpose-built sound stages — the largest at 60,000 square feet — and a 75,000-square-foot water tank. Shadowbox Studios is southeast at 1415 Constitution Road SE with nine soundstages and more than 200,000 square feet of stage space.

Southwest and southeast Atlanta are not interchangeable to a crew at a 6am call, and a housing coordinator will never treat them as such. We position an Atlanta property to one of them and say which, because "close to the studios" is the kind of claim that gets a listing skipped by the only person who was ever going to book it.

There is a second opportunity here that owners in this part of the city are unusually well placed for. Forty buildings inside Fort McPherson’s 33-acre historic district are on the National Register, and productions shooting there also scout the surrounding streets for residential exteriors. If your home is one of them, note that the Georgia Film Office runs the state’s location database and its rule is explicit: only property owners may submit private residences, and submissions from realtors or agents will not be considered. We are licensed agents, so you file it yourself. We get the property camera-ready and cover the shoot day.

Atlanta questions

Owning and renting in Atlanta

Do I need a special license to rent my Atlanta home on Airbnb?

Yes. The City of Atlanta requires a Short-Term Rental License (STRL) issued through atl311.com, currently $150 per year. You may hold a maximum of two STRLs, and at least one property must be your primary residence. Your license number must appear on your listing. If your home is in unincorporated DeKalb County, a separate DeKalb STR license ($175/year) is required as of May 2026. ATLStay walks every new client through the compliance process.

How much can I earn renting my Atlanta home short-term?

Earnings vary considerably by neighborhood, bedroom count, season, and listing quality. Atlanta hosts a full calendar of high-demand events — SEC Championship, Peach Bowl, Atlanta United and Braves seasons, major conventions at the Georgia World Congress Center — that push nightly rates well above daily averages. The best way to know your specific property's potential is to request a free custom projection from our team.

What is ATLStay's management fee?

Our all-in management rate is 10–15% of booking revenue. That covers listing creation and optimization, professional photography coordination, dynamic pricing, 24/7 guest communication, cleaning oversight, maintenance coordination, and owner reporting. No setup fees, no per-booking charges, no nickel-and-diming.

How does ATLStay handle pricing for big Atlanta events?

Event-driven pricing is one of the most important levers in the Atlanta market. We track the full Atlanta event calendar — sporting events, conventions, concerts at State Farm Arena and Ameris Bank Amphitheatre, the Atlanta Film Festival, and more — and adjust nightly rates proactively. Owners who rely on platform default pricing routinely leave significant revenue on the table during peak weekends.

Can I still use my home if I hire ATLStay to manage it?

Absolutely. You retain full control of your calendar. Simply block the dates you want to use your home, and we manage around them. There are no required minimum availability windows.

Does ATLStay serve neighborhoods outside the city of Atlanta?

Yes. We serve properties throughout metro Atlanta, including Decatur and other unincorporated DeKalb County addresses. We're actively adding more neighborhoods — contact us if you're in an area not listed and we'll let you know our current availability.
