Insurance & ALE Housing Management in Atlanta, GA

When a fire or a burst pipe makes a home unliveable, the policy pays for somewhere else to live. That money reaches property owners through a specific chain of companies. This page explains how to get into it — and how much of it is outside your control.

Atlanta, GA

Why Atlanta — and what it means for your property

Atlanta's short-term rental market rewards owners who get the details right. ATLStay is the local management company built to make your home perform at the top of the market — with transparent pricing, genuine neighborhood expertise, and the hands-on care that national platforms simply can't match.

Atlanta sits in Fulton County, which sets much of the regulatory and tax picture for property here. We track those rules per address rather than per city, because they rarely stop neatly at a city line.

What stands out about Atlanta

  • Hyper-local expertise across 30+ Atlanta neighborhoods, from Buckhead to the BeltLine
  • Dynamic pricing calibrated to Atlanta's event-driven demand spikes
  • Full-service turnovers with our vetted Atlanta cleaning teams
  • 24/7 guest communication so you never wake up to a problem
  • Transparent all-in rate — no hidden charges, no surprises
  • ATL permit compliance guidance included at no extra cost

How insurance & ale housing management works in Atlanta

How the money actually reaches you

Almost every owner who looks at insurance housing starts by imagining a displaced family finding their listing. That is not how it works, and understanding why saves a lot of wasted effort.

A homeowner suffers a covered loss. Their policy’s additional living expense cover — ALE, sometimes called loss of use — pays for temporary accommodation. The carrier assigns an adjuster. The adjuster, in most cases, hands the housing problem to a third-party temporary housing coordinator. That coordinator searches its own database of registered properties near the damaged home and places the family. You, the property owner, contract with the coordinator or the carrier, not with the family.

Getting into the pipeline

Registration is direct, free to start, and unglamorous. Each coordinator wants a property profile: address, size, bedroom and bathroom count, furnishing status, pet policy, accessibility features, parking, availability, and your contact details.

ALE Solutions takes landlord registrations through a form on its own site, with a multi-property worksheet for owners submitting ten or more properties at once. Updating a listing means resubmitting the form; the company uses the most recent submission in its database. CRS Temporary Housing starts with a landlord survey and then offers enrolment as a Preferred Housing Provider — that tier carries an annual fee and, per CRS, places properties at the top of placement search results with a verified badge. Sedgwick and Sinistar run their own equivalents.

What insurance & ale housing management looks like in Atlanta specifically

Fulton County carries a heavier federal disaster record than any other county in metro Atlanta, and the two designations that matter for displacement housing are both on it. FEMA designated Fulton for Individual Assistance under DR-1858, the severe storms and flooding that ran from 18 September to 8 October 2009, and again under DR-4830 for Hurricane Helene, 24 September to 30 October 2024. Individual Assistance is the switch that matters here: it means households, not just public infrastructure, needed help. No other metro Atlanta county appears on both.

The second thing Atlanta gives an owner is radius. Placement is driven by proximity to a loss that has not happened yet, and an intown property sits within a short drive of a very large number of other households — which is simply a bigger surface for a coordinator’s search to land on. That is the whole argument for this channel in this city, and it is worth stating plainly because it is the only argument that is actually true. Nobody can promise you a placement.

What the placement is measured against is comparability. Sedgwick’s temporary housing division describes the coverage as providing "a means to maintain your normal standard of living, so your hotel and/or temporary housing will be as similar as possible to your current home." United Policyholders puts the yardstick as "a similar kind of home or apartment to yours." In practice a family displaced from a three-bedroom intown house is not matched by a one-bedroom condo, however good the condo is. Whole homes carrying the bedroom count of the streets around them are what get selected.

One rate. The whole service.

10–15% of booking revenue — all-inclusive, with no hidden fees — quoted for your property, in writing, before you sign anything.

  • A frank assessment of whether your property is a realistic ALE candidate before you spend anything on it.
  • Registration and profile setup with the third-party housing coordinators who place displaced policyholders.
  • Ongoing availability updates, because a stale listing is the fastest way to fall out of a placement search.
  • Furnishing and equipment specification for a family arriving with almost nothing after a loss.
  • Screening, paperwork, and coordination with the placing company rather than with the family directly.
  • W-9, vendor onboarding, and certificate-of-insurance handling for corporate counterparties.
  • Invoicing on the placing company’s terms, with collections follow-up.
  • Written occupancy agreements with extension mechanics built in, because repair timelines slip.
  • Security-deposit handling that meets the Georgia escrow-or-bond rule that applies once a management agent is engaged.
  • Photographed, signed move-in condition list and a matching move-out inspection.
  • A communication protocol appropriate to a household under real stress, not a leisure guest.
  • Owner statements, and a management fee quoted up front, in writing, before you sign anything.

Atlanta questions

Owning and renting in Atlanta

Do I need a special license to rent my Atlanta home on Airbnb?

Yes. The City of Atlanta requires a Short-Term Rental License (STRL) issued through atl311.com, currently $150 per year. You may hold a maximum of two STRLs, and at least one property must be your primary residence. Your license number must appear on your listing. If your home is in unincorporated DeKalb County, a separate DeKalb STR license ($175/year) is required as of May 2026. ATLStay walks every new client through the compliance process.

How much can I earn renting my Atlanta home short-term?

Earnings vary considerably by neighborhood, bedroom count, season, and listing quality. Atlanta hosts a full calendar of high-demand events — SEC Championship, Peach Bowl, Atlanta United and Braves seasons, major conventions at the Georgia World Congress Center — that push nightly rates well above daily averages. The best way to know your specific property's potential is to request a free custom projection from our team.

What is ATLStay's management fee?

Our all-in management rate is 10–15% of booking revenue. That covers listing creation and optimization, professional photography coordination, dynamic pricing, 24/7 guest communication, cleaning oversight, maintenance coordination, and owner reporting. No setup fees, no per-booking charges, no nickel-and-diming.

How does ATLStay handle pricing for big Atlanta events?

Event-driven pricing is one of the most important levers in the Atlanta market. We track the full Atlanta event calendar — sporting events, conventions, concerts at State Farm Arena and Ameris Bank Amphitheatre, the Atlanta Film Festival, and more — and adjust nightly rates proactively. Owners who rely on platform default pricing routinely leave significant revenue on the table during peak weekends.

Can I still use my home if I hire ATLStay to manage it?

Absolutely. You retain full control of your calendar. Simply block the dates you want to use your home, and we manage around them. There are no required minimum availability windows.

Does ATLStay serve neighborhoods outside the city of Atlanta?

Yes. We serve properties throughout metro Atlanta, including Decatur and other unincorporated DeKalb County addresses. We're actively adding more neighborhoods — contact us if you're in an area not listed and we'll let you know our current availability.
